Working jointly with Douglas County, Sterling Ranch is executing significant improvements to bring its surrounding roads up to current code standards. Sterling Ranch is committed to improving the safety and mobility of surrounding roads and is developing an internal road network to keep drivers, bikers and pedestrians safe.
Titan Road Roundabout Improvements
Construction work on the Titan Road roundabout, at the intersection with Piney River Avenue, will take place October 24-November 2. This will result in some temporary lane closures and slower speeds along the roundabout. Please be aware of construction crews in the area and drive with caution.

Other area projects commuters should be aware of:
- Online Tool to Navigate Traffic in Douglas County: You can access NearMeDC, a free online tool to help you navigate cone zone traffic congestion throughout Douglas County. The tool allows you to identify one or more areas within the county through which you travel, subscribe to and then receive a Cone Zone notification specific to the areas you’ve chosen. When a cone zone occurs in your area of interest, a notification – via email or text – is delivered. Douglas County developed the online tool to help those who travel within the county become aware of, plan for and navigate around county cone zones – before they begin their journey to work, school or play. The county also announced its two-way data-sharing partnership with Waze, the free, real-time navigation app.

Last weekend at the 3,400-acre master-planned Sterling Ranch development, in Douglas County’s Chatfield Valley, friends and neighbors celebrated a momentous occasion with the first dedication of one of its public parks.
The park, now formally known as Pat Gallagher Park, was dedicated in honor of one of the Roxborough community’s most influential and highly respected residents, who passed away in 2015.
In the late 2000s, as plans for Sterling Ranch became public, the development team led by Harold and Diane Smethills held dozens of conversations with adjacent neighbors, other stakeholders and governmental entities. It was during this process that Pat Gallagher and several others developed a very specific vision for the region that was supported and endorsed by the Roxborough community and would ultimately help open the gates to a productive, region-wide conversation about the valley’s needs and infrastructure issues. Centered in a ground-breaking document, the “Eleven Points of Vision” emerged based on Gallagher’s and other residents’ desire to guide the development of Sterling Ranch and all other future development in the valley to abide by a set of principles and ideals. Brokers, Realtors, and their guests, are invited to join us Saturday, October 27th for an adult-friendly trick-or-treat event from 2-5 pm. Beer and wine will be served at our Providence Village Info Center (8220 Piney River Avenue, Littleton, CO 80125). Visitors can then visit our eight home builders’ Sales Centers amidst our model home block, where you will find hors d’ oeuvres and festive fare to celebrate the fun of Halloween grown up-style!

In an effort to continue to expand its commercial offerings, and first and foremost providing a healthy community, Sterling Ranch will welcome an additional tenant at the Sterling Center this Winter. Matt Lake, DMD will open his first independent practice, Lake Family Dental, offering full service family dentistry to our residents, and residents all around the greater Roxborough and Littleton areas.
Dr. Lake is a native of Michigan, Battle Creek to be specific. He has lived in Colorado since 2005, spending most of that time in the South Metro Area. He and his wife are parents to two boys, with a third child (a GIRL!) on the way. He is well-educated with a degree in Finance from Western Michigan University in addition to his Dental Medicine Degree from Midwestern University.
In this new dental office, inside the Sterling Center, Dr. Lake’s office will house five dental exam rooms in addition to an X-ray facility. His team will include a staff of at least four, with more room to grow alongside the growth of the Sterling Ranch community.
This Summer Sterling Ranch has brought on board a new partner to serve as the on-site management team for the. The company selected, after a public Request for Proposal (RFP) process is Arizona-based CCMC. CCMC has been in the business of community management for more than 40 years, serving master-planned communities throughout that time. The company currently provides its community management services in over 200 communities, across 11 states, bringing to Sterling Ranch some of the best practices learned across the United States.
As a unique player in the community management sector, the company focuses on more than just bill management and compliance issues. “At CCMC, our unique brand of community management is about human connectivity. We’re the company that brings people and neighborhoods together. Serving people first. Challenging leaders to be their best. And infusing life with fun,” according to the company.
As a result, their first, important hire for us here at Sterling Ranch targeted these lifestyle and connectivity needs. Kate Kunzie, a longtime employee of the company, was promoted into the Lifestyle Director role and selected to serve our community.
