Meet The Sterling Ranch Community Authority Board
As a master-planned community, we have the advantage of carefully planning all aspects of our neighborhood operations — ultimately benefiting our residents by providing them with everything they need (and more!) to lead happy, healthy lives.
The Sterling Ranch Community Authority Board (the CAB) is an overarching governing body of the Sterling Ranch community. It exists solely to support Sterling Ranch residents while upholding the values our community was built on, similar to an HOA. The CAB is governed by a Board of Directors with elected representatives of each of Sterling Ranch’s metropolitan districts.

Metro Districts 101
Metropolitan districts are local layers of government that provide efficient ways to finance public improvements such as sewer, water, and storm lines, water systems, public transportation, fire protection, and traffic and safety control services. They also fund community recreation amenities like parks, trails, and rec centers. Metro districts have the power to perform these services directly or to work with local governmental entities such as City, County or other districts.
Sterling Ranch comprises seven such metro districts. The Sterling Ranch Board of Directors hires a number of CAB employees, who serve vital functions within the Sterling Ranch community. Together, the Board of Directors and the CAB employees are what we like to call — our CAB team. You’ll find they are more like your extended family, and many of them are also Sterling Ranch residents!

The Sterling Ranch CAB members contribute to the thoughtful design of our neighborhoods, support our award-winning sustainability efforts and are an integral part of creating an incredibly close-knit community of families and friends.
They support our unique community in many ways, including:
- Planning scores of neighborhood events, such as holiday celebrations, movie nights and more thanks to our very own Lifestyle Director
- Facilitating connections between local businesses and residents
- Guiding residents through home design reviews and landscaping requests
- Maintaining regular communication with residents about all things related to Sterling Ranch
- Financing, acquiring, constructing, completing, operating and maintaining neighborhood improvements
- Providing trash, recycling and snow removal services
- Assisting with community and residential smart technology implementation

The CAB team is available seven days a week and would love to help you with anything you may need. Whether you are a resident or are thinking about buying a new home at Sterling Ranch, we welcome and encourage you to schedule an appointment with one of our wonderful CAB team members.
